Close your eyes and imagine this: you have just invested tens of thousands of dollars, countless hours and energy in the design process and fallen in LOVE with an incredible design. You now set out to engage several builders to tender however upon receiving each of the quotes, you realise that what you had envisioned building and living in, is not actually possible for your budget. You're now left wondering how it all went so horribly wrong.
Unfortunately, this isn't a scene taken from a horror film. We see this happen far too often - so often in fact, that 80 per cent of designs never make it construction (read this). Why you're asking yourself? Some homeowners are still following the traditional design-bid-build (tender) model and are not engaging the builder early enough to ground truth their ideas and get realistic input on cost and buildability.
But not you, because you know better!
The pre-construction process is arguably the most important step.
Regardless of whether you are building a new custom home or renovating your existing home, we are firm believers that the pre-construction process should be a collaborative effort from the start.

Getting you from design to construction
Understanding your project.
Building a strong relationship from the get go is really important to us. To kick start this process, we will ask you to complete a Client Questionnaire so that we can understand where you are at in your building journey. If we are the right fit, we will arrange a meeting.
Getting to know each other.
Next, we meet on site and take the time to really get to know you and discuss all things building, budget, timeframes, expectations, and next steps.
Meeting of the minds.
Working collaboratively with you, a building designer (and interior designer if you choose) and us as the building consultant, we'll discuss your project goals. We provide a budget overview using our previous project sheets to give ideas on what you can expect to be included in your build. This provides a great starting point and gives the team confidence to move forward in the right direction.
Concept designs.
The building designer will do their magic and create a concept design. We can then provide an initial estimate to help steer the project. From here, we can also provide you with recommendations and advice. Armed with this information, you can make informed decisions about what you value most in your new home.
Final designs & proposal.
The required consultants (engineering, energy assessment, bushfire assessment) are engaged and the designer prepares a full set of construction drawings for review. With all documentation finished, we complete a full build proposal, build schedule and contract. Upon signing the contract, we will issue your documentation for building approval and insurances.
Construction & handover.
As we move into construction, we'll provide you with a detailed schedule, regular updates and weekly site visits or virtual walk-throughs so you can see everything that we've been working on and ask questions.
Once the build is complete, we'll do a detailed inspection with you before we hand over the keys.
